Elderwood Village at Colonie is seeking an experienced and hands-on Director of Maintenance to lead the maintenance, physical plant, grounds, and life safety operations of our 94-bed assisted living community.

 

Our beautiful Colonie campus is currently undergoing renovations, making this an exciting opportunity for a maintenance professional who enjoys a hands-on role, takes pride in maintaining a safe and welcoming environment, and can effectively lead a department while partnering with facility leadership and staff.

 

As Director of Maintenance, you will oversee the day-to-day maintenance operation, preventative maintenance program, life safety compliance, grounds, equipment, and facility systems. You will also supervise maintenance staff, coordinate outside contractors, manage departmental supplies and costs, and ensure that repairs and maintenance activities are completed safely and efficiently with minimal disruption to residents and daily operations.

Responsibilities

What You'll Do

  • Plan, direct, and supervise the maintenance program for the facility, grounds, equipment, and vehicles.
  • Oversee heating, cooling, plumbing, electrical, mechanical, water, gas, oxygen, communication, and other facility systems.
  • Perform and/or coordinate repairs involving carpentry, painting, flooring, plastering, refinishing, and general building maintenance.
  • Oversee grounds maintenance, parking areas, driveways, and snow removal as applicable.
  • Schedule preventative maintenance, repairs, replacements, and new equipment installations.
  • Maintain accurate preventative maintenance and work-order records through the TELS system.
  • Monitor departmental inventory and requisition necessary supplies, equipment, and materials.
  • Lead, train, schedule, and evaluate maintenance department employees.
  • Supervise outside contractors and ensure work is completed safely and appropriately.
  • Partner with Administration and other departments to identify facility needs and address maintenance concerns.
  • Help maintain compliance with Life Safety Codes, NFPA standards, OSHA requirements, and applicable facility policies.
  • Participate in facility safety and quality assurance initiatives, including Safety Committee activities and disaster drills.
  • Monitor departmental expenses and help maintain operations within budget.
  • Maintain a safe, clean, and comfortable environment for residents, staff, and visitors.
  • Protect resident privacy, dignity, and rights while performing all job responsibilities.

 

Qualifications

  • High school diploma or equivalent
  • Minimum three (3) years of experience in related areas of: physical plant, electrical, plumbing, carpentry, and/or HVAC systems maintenance
  • Demonstrated supervisory experience to include hiring, training, discharging, overseeing, scheduling departmental staff
  • Extensive knowledge of Life Safety Codes and NFPA required, experience with USTs preferred
  • Familiarity with using computer programs to place orders, manage inventory, etc.
  • Valid, current driver license in good standing
  • Knowledge of OSHA regulations preferred
  • This position requires regular interaction with residents, coworkers, visitors, and/or supervisors. In order to ensure a safe work environment for residents, coworkers, visitors, and/or supervisors of the Company, and to permit unfettered communication between the employee and those residents, coworkers, visitors, and supervisors, this position requires that the employee be able to read, write, speak, and understand the English language at an intermediate or more advanced level.
